SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on May 19, 2000, J. W. Moorman, Jr., a single person executed a deed of trust for the benefit of Union Planters Bank, National Association, which deed of trust was recorded on May 24, 2000, in Book 311, Page 524,, as having been modified by an agreement recorded in Book 360, Page 507 in the office of the Chancery Clerk of Tallahatchie 2nd JDC County, Mississippi; and
WHEREAS, the aforementioned Deed of Trust was assigned by Regions Bank dba Regions Mortgage SBM Union Planters Bank, National Association to Towd Point Master Funding Trust 2014-04, by instrument dated April 1, 2014, and recorded on November 14, 2016, in Book 2016, Page 1172 of the records of the aforesaid Chancery Clerk; and
WHEREAS, the aforementioned Deed of Trust was assigned by Towd Point Master Funding Trust 2014-4 by First Key Mortgage LLC, a Florida limited liability company, not in its individual capacity but solely as Administrator, to Banc of California, National Association, by instrument dated September 9, 2015, and recorded on November 14, 2016, in Book 2016, Page 1174 of the records of the aforesaid Chancery Clerk; and
WHEREAS, the aforementioned Deed of Trust was assigned by Banc of California NA fka Pacific Trust Bank to Wilmington Trust, not in its individual capacity but solely as Trustee for MFRA Trust 2016-1, by instrument dated October 18, 2016, and recorded on January 24, 2017, in Book 2017, Page 82 of the records of the aforesaid Chancery Clerk; and
WHEREAS, Wilmington Trust, National Association, not in its individual capacity, but solely as trustee for MFRA Trust 2016-1, by Fay Servicing, its attorney-in-fact, the holder of the deed of trust, substituted either James L. DeLoach or David E. Flautt as Trustee, as authorized by the terms thereof, by instrument recorded on September 25, 2017, and spread at large upon the records in the office of the aforesaid Chancery Clerk in Book 2, Page 301, prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, Wilmington Trust, National Association, not in its individual capacity, but solely as trustee for MFRA Trust 2016-1, by Fay Servicing, its attorney-in-fact, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, Substitute Trustee’s fees and expenses of sale;
THEREFORE, on November 16, 2017, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the North front door of the Tallahatchie County Courthouse in Sumner, Mississippi, the following described land, property and improvements lying and being situate in Tallahatchie 2nd JDC County, Mississippi, to-wit:
Commence at the Northeast corner of Lot 8, Section 23, Township 25 North, Range 1 West; run thence southerly along the west ROW line of the graveled public road a distance of 8.50 chains to the Point of Beginning of the parcel to be described; run thence westerly along the North line of the Porter Tract a distance of 350 feet to a point; run thence North 250 feet to a point; run thence Easterly and parallel to the said Porter Tract line a distance of 350 feet to a point in the West ROW line of said graveled public road; and run thence Southerly 250 feet along the West ROW line of said road to the Point of Beginning. This parcel is located in Lot 8, Section 23, Township 25 North, Range 1 West, Second Judicial District of Tallahatchie County, Mississippi, and contains 2 acres, more or less.
I WILL CONVEY only such title as is vested in me as Substitute Trustee.

WHEREAS, on August 15, 2014, Gloria Jean Morton Barnes and EV Barnes executed a Deed of Trust to Edwin P.
